Good strategy for scoring with the neighbor?

She lives on the same property as me only in like a standalone cottage. So, not technically a neighbor...more of a next-door housemate. Anyway, we've had 3-4 at-length conversations (couple/few hours) and I'm sure she digs me. We're both in our 20s but she's about 4 years older than I am...irrelevant. She also expressed to me that she has always wanted to have rough sex -- a service which I can gladly provide. We've talked about sex a fair amount and she is definitely comfortable with the prospect. She's always been down to chat whenever I ask her and she said she enjoys talking to me...so my question is how do I transition from "chit-chat" to "hit-that"?
